North Metro Market Recap: Days on Market, September 2026
How Long Did Homes Take to Sell in Elk River, Otsego, Zimmerman and Ramsey in September 2026?
Homes in these four north metro cities didn't all sell at the same pace in September. Median days on market was 30 in Elk River, 31 in Otsego, and 25 in both Zimmerman and Ramsey, according to NorthstarMLS InfoSparks data. In other words, a typical home in each city found a buyer in about a month or less.
Those numbers are useful, but only if you know what they measure and what they don't. Here's how to read them whether you're thinking about selling, buying, or just keeping an eye on your local market.

Notice that these four communities span three counties. Elk River and Zimmerman share a county but landed five days apart. Zimmerman and Ramsey sit in different counties and posted the same number. The county line tells you little about how a specific market is behaving, which is why we look at cities, not just counties.
What "Median Days on Market" Actually Means
Days on market (DOM) is the number of days a home was actively listed before it went under contract. The median is the middle value: half of the homes sold in fewer days than that number, and half took longer.
We use the median instead of the average because averages get pulled around by outliers. One home that sat for four months can make a whole city look slower than it was for most sellers.
Two things DOM does not tell you:
- It isn't the time to close. After a home goes under contract, financing, inspections, and closing take additional weeks.
- It isn't a promise. A median of 30 doesn't mean your home will sell in 30 days. It means that was the midpoint for homes that sold in that city that month.
Why Each Community Has Its Own Number
The MLS tells us how long homes took to sell. It doesn't tell us why. Several things can move a city's median from month to month:
- Price point. Homes in the most active price ranges often move differently than homes at the top or bottom of a city's market.
- Property type and condition. Move-in-ready resale homes, new construction, and homes on acreage attract different buyer pools and different timelines.
- Pricing strategy. Homes priced in line with recent comparable sales tend to behave differently from homes that start high and adjust later.
- Sample size. In a month when relatively few homes close in a community, a handful of unusual sales can shift the median noticeably.
What This Means If You're Selling
A 25-to-31-day median is a reasonable planning benchmark, but treat it as a starting point rather than a forecast.
Your home's timeline depends on your home. Price, condition, photos, and presentation all affect how quickly a home gets offers. If you're getting ready to list, the preparation steps in our Anoka County 30-day prep checklist and our guide to staging for a quick sale are the places to start.
Remember the half that took longer. A median means roughly half of homes needed more than that many days. Pricing correctly at the start is the most direct way to stay out of that group.
Build the closing into your plan. If you need to be out by a certain date or you're buying your next home, count the weeks after the offer is accepted, not just the days on market. Our sell-before-you-buy guide walks through how to sequence the two.
Ask for numbers closer to your home. A city median blends every price range and property type together. A home value review can narrow the picture to comparable homes in your neighborhood and price range.
What This Means If You're Buying
If a typical home in these cities took about a month to sell, that tells you the market is moving at a steady pace. It doesn't tell you any single home will wait for you.
- Get your financing in order before you start touring. Well-priced homes can get attention quickly. Our first-time buyer guide covers what to line up first.
- Know how you'll handle the offer. Our posts on making an offer and multiple offers explain the strategy.
- Don't skip the inspection process. Moving at the market's pace is not a reason to skip due diligence. See our home inspection guide.
Curious What This Means for Your Home?
If you own a home in Elk River, Otsego, Zimmerman, Ramsey, or the surrounding area, the most useful next step is a value estimate based on recent comparable sales near you, not a citywide median.
Request your home value estimate and we'll walk you through what's selling, how fast, and what it could mean for your timeline.
